By accessing or using vtpropertysales.com ("the Service"), you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree to these terms, please do not use the Service. We may update these terms from time to time; continued use of the Service after changes are posted constitutes your acceptance of the revised terms.
VT Property Sales provides subscribers with online access to Vermont property transfer records and related tools, including:
The Service is intended for personal and professional research use, such as real estate analysis, market research, and due diligence. It is not intended to serve as a definitive legal or financial record.
Pricing: Access to VT Property Sales is offered on a monthly subscription basis at the subscription rates listed above.
Free Trial: New subscribers receive a 14-day free trial. No charge is made during the trial period. A valid payment method is required to begin your trial.
Billing: After the free trial ends, your subscription begins and your payment method is charged at your selected plan rate. Billing continues on a recurring basis unless you cancel.
Auto-Renewal: Subscriptions renew automatically each month unless you cancel before the next billing date. You may opt out of auto-renewal at any time through your Account Settings, in which case your subscription will expire at the end of the current billing period.
Manual Renewal: If you prefer, you may disable auto-renewal and manually renew your subscription each month from your Account Settings.
Saved Payment Methods: You may save a payment method to your account to facilitate automatic renewals. You can update or remove your saved payment method at any time in your Account Settings.
Free Trial: There is no charge during the 14-day free trial. If you cancel before the trial ends, you will not be billed. No refund is issued for charges incurred after the trial period has expired.
Active Subscriptions: If you cancel a paid monthly subscription within 5 days of your billing date, you are eligible for a full refund of that month's charge. Cancellations made more than 5 days after the billing date are not eligible for a refund; access continues through the end of the paid period.
How to Cancel: You can cancel your subscription at any time through your Account Settings — no need to contact support. Cancellation takes effect immediately, though you retain access through the end of your current billing period.

Property transfer data available through VT Property Sales is sourced from Vermont public records. While we make reasonable efforts to keep information current and accurate, we do not guarantee the completeness, accuracy, or timeliness of any data. The Service is not a substitute for official records obtained directly from Vermont town clerks, the Vermont Department of Taxes, or other authoritative sources. Users should independently verify any information before making legal, financial, or business decisions.
To the fullest extent permitted by applicable law, VT Property Sales and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use the Service, including but not limited to damages for lost profits, data loss, or business interruption. Our total liability to you for any claim arising from use of the Service shall not exceed the amount you paid us in the three months preceding the claim.
All software, design, and original content on vtpropertysales.com is the property of VT Property Sales. Public records data accessed through the Service remains public in nature, but the tools, interfaces, and compilations we provide are proprietary. Nothing in these Terms grants you ownership of any part of the Service.
These Terms of Service are governed by the laws of the State of Vermont, USA, without regard to conflict of law principles. Any disputes arising from these terms or your use of the Service shall be subject to the exclusive jurisdiction of the courts located in Vermont.
